Private capital is significantly flowing into India’s real estate sector through Alternate Investment Funds (AIFs), with Rs 28,560 Cr raised in the first nine months of the year, representing 17% of total sector investments. AIFs, particularly Category II, are crucial for developers seeking equity financing to address large working capital needs. Investments via AIFs grew from Rs 68,540 Cr to Rs 75,468 Cr by H1 FY25, indicating a 10% increase. Foreign portfolio investors are increasingly participating, matching domestic investors. Overall AIF investments reached Rs 4,49,384 Cr, with a remarkable 83.4% CAGR from FY2013 to FY2024.
