Alternative investment funds (AIFs) are a burgeoning asset class in India, regulated by SEBI since 2012. They pool investments from domestic and foreign investors, with real estate attracting the largest share—₹75,468 crore, or 17% of total AIF investments of ₹4,49,384 crore as of H1 FY2025. Anuj Puri from ANAROCK highlighted a 10% growth in real estate investments within just half a financial year. Other sectors benefiting from AIFs include financial services and IT, among others. Over the last six years, AIF commitments surged 340%, reflecting their increasing significance in India’s investment landscape.
