Earlier this month, S2 Capital announced the acquisition of a distressed portfolio comprising five multifamily properties in Dallas, Nashville, and Knoxville, previously owned by GVA Real Estate Group. To facilitate this, S2 invested $60 million in rescue capital via a preferred equity investment and secured a $170 million senior loan through ACORE Capital. The properties include Landmark at Gleneagles, Stone Ridge, Hickory Highlands, North Park Apartments, and The Park at Fountain City. S2 aims to expand its footprint in Tennessee and has the capacity for further acquisitions, focusing on high-growth U.S. markets and distressed opportunities.
